Commercial office, showroom and fit-out floors installed inside the builder's programme. We give you realistic install days, dust control for occupied neighbours, and a handover that doesn't hold up the certificate of occupancy.
Fit-out programmes crunching. Green Star credits needing low-VOC. Tenant coordination. Handover documentation the PM can actually file.
Each system is chosen against your slab, your chemicals and your downtime window. Links go to the full service page.
Jointless epoxy and resin coatings for warehouses, factories, garages and commercial facilities.
Polished into the slab itself, high-gloss or satin. Showrooms, offices, living areas and warehouse floors.
A thin, jointless stone-look render over floors, walls, benchtops and feature elements.
For facility managers, builders and project managers who are past the brochure stage.
Commercial fit-out flooring is installed inside the builder's programme with a fixed handover date. The brief is always a balance between finish quality, Green Star compliance, occupied-neighbour dust and odour control, and a handover that does not hold up the certificate of occupancy. The floor is one of the last trades on site but the first one the project manager calls when the programme starts to slip.
Typical build-ups run mechanically polished concrete at medium to full exposure at 800 grit for offices and showrooms, microcement at 2 to 3 mm for feature zones and hospitality, and self-levelling epoxy at 1 to 3 mm for specialist zones. Grind and seal at two or three coats of low-VOC waterborne polyurethane is specified where the programme or the budget rules out a full polish. Where the spec calls for slip testing to AS 4586, NCC Section F2 floor lining fire compliance, Green Star IEQ-13 VOC limits or AAAC acoustic requirements, we pick a system with the manufacturer data to match and arrange any testing.
Materials matter on Green Star compliant fit-outs. GECA-certified products are specified where the MAT credit calls for them. Manufacturer EPDs and SDS are provided for every system so the PM can file them in the O&M manual. Low-VOC waterborne sealers are non-negotiable on occupied fit-outs where fresh-air ventilation is limited. Acoustic underlays are specified where AAAC impact isolation is required. Every material selection ties back to a credit target or a compliance requirement, documented at quote stage.
Site conditions that move the spec: occupied tenancies next to the work zone drive dust hoarding and low-odour systems. Sensitive IT rooms nearby drive negative-pressure fans and vacuum extraction. Fixed handover dates drive the sequence, which often means an accelerated cure and fast-track finish at the cost of some flexibility. Fit-out PMs coordinating multiple trades drive daily WIP meetings and precise install windows. Occupancy certificates drive the completion of the handover documentation.
Install approach slots into the builder's programme. Daily hand-back, dust and odour controlled, handover pack bundled for PC. Coordination runs directly with the fit-out PM rather than through a head contractor, because the floor trade is on the critical path more often than not. Night shift and weekend installs handle occupied-neighbour conditions. Sample boards for finish approval go through DD stage, not on the day of install.
What to expect aligns with the O&M manual, and we set it out before we quote. We tell you how each finish will wear, how to look after it, and when a sealed floor will want a re-coat, and we put the terms in writing with the price. Care and maintenance guides are written for the tenant's cleaning crew. Manufacturer EPDs and GECA declarations are filed for the Green Star submission. Ideally the trade is involved from early DD, because designing the system up front avoids clashes with floor finish height, setdowns, drainage and acoustic requirements that otherwise force compromises on the day of install.
Manufacturer data sheets, SWMS and insurance certificates come with the quote.
| Standard | What it means for the floor |
|---|---|
| Green Star | Where the project is chasing credits, low-VOC systems and the manufacturer declarations are available. |
| NCC floor linings | Where the building class calls for a floor-lining group number, the manufacturer data sheet carries it. |
| AS 4586 slip | Slip testing arranged where the spec calls for it. |
| Low-VOC declarations | Manufacturer SDS and VOC data for the system we recommend. |
| Acoustic performance | If it is in the spec, tell us early so the build-up allows for it. |
