Dust from unsealed slabs gets into bearings, racking and stock. We polish, grind and seal, or epoxy-coat distribution floors across South-East Queensland, with staged hand-back so your pick lines keep running.
Dust in the racking. Diesel forklifts dragging fluid. Joints spalling. Downtime when you can't afford any.
Each system is chosen against your slab, your chemicals and your downtime window. Links go to the full service page.
Jointless epoxy and resin coatings for warehouses, factories, garages and commercial facilities.
Polished into the slab itself, high-gloss or satin. Showrooms, offices, living areas and warehouse floors.
Indoor slabs ground back and sealed for living areas, garages, retail floors and commercial fit-outs.
For facility managers, builders and project managers who are past the brochure stage.
Warehouse and logistics flooring is specified for the forklift, not the brochure. The governing loads are dynamic forklift wheel contact, racking post pressure, pallet jack abrasion and the vibration signature of a live pick line. The governing conditions are dust generation from an unsealed slab, diesel and hydraulic fluid spillage, joint spalling under fork truck traffic, and a hand-back window that never allows the operation to stop.
Typical build-ups for a distribution centre run mechanically polished concrete at medium to full exposure, 400 grit, lithium silicate densified, with full-depth semi-rigid polyurea joint fill flush-ground to prevent spalling. For retrofit floors with moisture issues or failed finishes, the alternative build-up is high-build epoxy at 500 to 1000 microns DFT, with a vapour-barrier primer if calcium chloride or in-situ RH probe results sit above tolerance. For budget-sensitive 3PL leases, internal grind and seal at two or three coats of water-based polyurethane gives the look at a lower up-front cost.
Materials matter at the joint and the densifier. A semi-rigid polyurea is specified for DC joints because acrylic and urethane fillers shrink under forklift traffic and spall the edge. A lithium silicate densifier is specified for polished slabs because sodium-based cheaper alternatives flash on the surface without penetrating. The data sheet matches the drum on site, which the warehouse manager can verify at hand-back.
Site conditions move the spec more than the brief. Concrete strength of at least 32 MPa is needed for medium to full exposure polished concrete, and 50 MPa is recommended for heavy MHE floors with reach trucks and VNA. FF/FL flatness numbers are specified on request for narrow-aisle VNA and AS/RS rack installs, with laser scanning on completion where the spec calls for it. Where the spec calls for slip testing to AS 4586, we arrange it, with extra texture at entry mats and wash zones.
Install approach is zone by zone with staged hand-back. Night shift and weekend programmes are standard, with H-class extraction to keep dust out of live pick zones. Projects range from a single loading dock to 10,000 square metres plus, and the programme depends on the build-up, the zoning and the hours we can work. Line marking to AS 1742.11 installs as part of the programme using two-pack polyurethane or inlay options.
What to expect is floor-type specific, and we set it out before we quote. Polished concrete has nothing on top to wear through. Epoxy high-build is a coating and wears as one. Grind and seal relies on a sealer that is re-coated as it wears. Joint fill is about a joint that stays flush. We tell you how each will behave under your traffic and how to look after it, put the terms in writing with the price, and hand back the joint-fill, densifier and system documentation the operations manager needs on file.
Manufacturer data sheets, SWMS and insurance certificates come with the quote.
| Standard | What it means for the floor |
|---|---|
| AS 1170 imposed loads | The slab and the system are checked against the point loads from your forklifts and racking before we quote. |
| Concrete strength | Slab strength matters more than the finish under heavy forklift traffic. We look at it on site first. |
| AS 4586 slip rating | Slip testing arranged where the spec calls for it. |
| FF/FL flatness numbers | If the spec carries flatness numbers for narrow-aisle racking, we need them before we quote, not after. |
| Joint filling | Semi-rigid joint filler, full depth, flush ground so the edges stop spalling under wheels. |
We stage installs by zone or aisle so operations continue. Night and weekend work where the site needs it. H-class extraction means active zones stay workable while we grind next door.

Depends on the system. Polished concrete can take foot traffic straight after the final pass; coatings need their cure time before forklifts go back on. The return-to-service dates go in the programme with the quote.
Yes. Line marking to the relevant standard can be included in the programme, with two-pack paints or inlaid options.
Yes. Semi-rigid joint filler to full depth, then flush ground, where the traffic or the spec calls for it.
Flatness is set mostly by the slab pour, and grinding can improve it within limits. Send us the numbers the spec calls for and we will tell you honestly whether the slab can get there.
